EXTREMUS considers involvement with all types of property business models, a few examples being:

  • planning gain or change of use of land and property
  • increase in value through enhancement of property with vacant possession
  • adding value to property by more efficient management
  • enhancement through site assembly
  • refurbishment and renovation
  • redevelopment
  • new development
  • distressed property acquisition
  • asset rationalization

We also retain high-performing stock for our portfolio and we are often able to prelet it at a very early stage of our involvement.

Most of the opportunities we consider are either difficult to market or completely off-market. Indeed, some opportunities are virtually created by us through our innovative approach to forming partnerships and the imaginative way in which we look at real property.  Potential partners are frequently amazed to learn that there is a deal to be done where they were previously oblivious to any such possibility.

     

Our involvement is not just limited to the roles of buyer, seller or landlord.  EXTREMUS variously acts as an intermediary in transactions, advances opportunities to intermediate stages and passes them on to other parties, acts as a facilitator or scheme manager…… the possibilities are myriad.

While we at EXTREMUS do have vivid imaginations, we also appreciate that more ordinary property schemes also have a place in our operation.  Cashflow is just as important to us as profit and we recognize the bankability of conservative schemes that can underpin our business, giving us flexibility to pursue other schemes that are more creative.  Consequently, we can also get involved with the sub-£1m transactions that other property companies often overlook.
